Home Seller Net Sheet Worksheet

Knowing your likely net before you list helps you set a realistic price, plan your next purchase and evaluate offers on what actually lands in your account.

Line items to include

  • Estimated sale price
  • Mortgage payoff(s) and any home equity lines
  • Real estate commissions (negotiable)
  • Owner's title policy (customarily paid by Texas sellers, though negotiable)
  • Escrow and closing fees
  • Prorated property taxes and HOA dues
  • Repairs or credits from the inspection
  • Buyer concessions such as closing cost help
  • HOA transfer and resale certificate fees

Compare offers on net, not price

A higher offer that asks for large concessions, a long option period or a shaky loan can net less than a lower, cleaner offer. Run each offer through the same net sheet.

Talk it through

Before you choose a price, a repair budget, or an offer, let's compare your selling options.

A call with Shaune is a practical conversation about your home:

  • Where your price is likely to land, based on recent nearby sales
  • Which preparation is worth considering — and what to skip
  • How different offers and selling options trade off
  • How your sale timing fits your next move

No form required — call with a question.
