Step 1: Talk to a lender before anything else
Find out whether you can qualify for the next home while still owning this one, and how much of your equity you need. That single answer decides whether buying first is even possible.
Step 2: Choose your structure
- Sell first, then buy — lowest financial risk, but you may need temporary housing or a leaseback.
- Buy first, then sell — easiest move, but you may carry two payments for a while.
- Buy with a home-sale contingency — possible, but it can weaken your offer in a competitive market.
- Use a program designed to let you buy before you sell — convenience and certainty, subject to that program's eligibility requirements and terms.
Step 3: Build in timing tools
A seller's temporary leaseback lets you close your sale and stay in the home for a short, agreed period. Coordinated closings on the same day are common but leave no slack. Ask about each before you sign either contract.
Step 4: Have a Plan B
Decide in advance what you'll do if your home takes longer to sell or your next purchase falls through: short-term rental, storage, a bridge loan, or a price adjustment. Deciding calmly now beats deciding under deadline.
Talk it through
Before you choose a price, a repair budget, or an offer, let's compare your selling options.
A call with Shaune is a practical conversation about your home:
- Where your price is likely to land, based on recent nearby sales
- Which preparation is worth considering — and what to skip
- How different offers and selling options trade off
- How your sale timing fits your next move
