A seasonal forecast is not a deadline
The 2026 seasonal buying analysis linked below identified September 27–October 3 as a favorable buying week nationally and for the Dallas–Fort Worth metro. That window has passed. Its historical patterns do not prove that a particular Denton County home is a bargain or that good opportunities stopped on October 4.
Use a seasonal headline as a reason to prepare and compare. Do not let it set your deadline.
Compare the homes you can actually buy
Look at relevant recent closed sales, the home's condition, current competing listings and price changes. Flower Mound, Argyle and Denton have different properties and price ranges; a metro-wide average cannot price the house in front of you.
A listing that has been available for a while is worth investigating. Ask what explains the time on market: price, condition, location, access or a previous contract falling through. More days alone do not tell you what the seller will accept.
Negotiate the whole offer
A lower price, an eligible closing-cost credit, documented repairs or a workable closing date may each matter. Ask which change would most improve your actual move.
Compare financing incentives with the lender before you treat them as savings. The companion price-reduction-versus-buydown article shows why a lower initial payment can lead to a different decision than a lower price.
Keep the full monthly cost in view
Build your budget around principal, interest, property taxes, insurance, any mortgage insurance and HOA costs. Also reserve room for maintenance, utilities and life outside the house.
Get property-specific estimates and compare written lender options. Avoid stretching your budget on the assumption that rates will fall or refinancing will be available.
Make a decision that still works after October
If the home suits your needs, the price is supported and the payment leaves breathing room, a calendar headline should not stop you. If those pieces do not fit, a supposed perfect buying week is no reason to rush.
For a buyer who also needs to sell, coordinate proceeds and timing before choosing the closing date. Use the Move Plan to organize the decision, then evaluate the actual property and financing together.
