The highest offer is not always the strongest offer.
A slightly lower offer with a larger down payment, a shorter option period, fewer contingencies or a closing date that fits your move can carry less risk of falling apart. Look at the net and the certainty together.
Educational comparison only. This tool does not recommend which offer to accept and is not legal or financial advice. Net figures are rough estimates; no promise of outcome is made. Your title company provides official settlement figures, and contract questions should go to a real estate professional or attorney.
Why the highest offer isn't always the strongest
Price is only one line of an offer. Concessions and repair allowances come straight out of your net. Financing type, down payment, appraisal and financing contingencies and the length of the option period all affect how likely the contract is to close as written.
A useful habit is to ask of each offer: what do I net, and what could make this fall apart? The answers don't always point the same way.
What this tool doesn't do
It doesn't tell you which offer to accept, and it isn't legal advice. Contract questions belong with your real estate professional or a real estate attorney.
