Stage 1: Decide what you're solving for
Before you think about paint colors, decide what matters most: top price, a specific move date, certainty, or minimal disruption. Those goals pull in different directions, and every later decision is easier once you've ranked them.
Stage 2: Understand your home's realistic value
Value comes from what buyers can buy instead of your home: recent sales and current listings in your neighborhood and school zone. Online estimates are a starting point. A walkthrough-based opinion catches condition and updates that data misses.
Stage 3: Prepare without over-spending
- Fix what looks neglected: leaks, stains, broken fixtures, dirty filters.
- Neutralize and declutter so photos show space and light.
- Service HVAC and gather records — Texas buyers ask.
- Skip major remodels unless nearby sales prove they pay back.
Stage 4: Listing, showings and offers
The first two weeks on the market bring the most attention. Pricing, photos and availability for showings matter most then. When offers arrive, compare net proceeds, financing strength, option period length and closing date — not just price.
Stage 5: Option period, appraisal and closing
Most Texas contracts include an option period during which the buyer can inspect and back out. Expect a repair request. If the buyer is financing, the appraisal can also affect the final price. Your title company coordinates closing and provides the official settlement figures.
Common questions
+What is the option period in Texas?
It's a negotiated number of days after the contract is signed during which the buyer can terminate for any reason, usually after inspections. The buyer pays an option fee for that right.
+Do I have to disclose problems?
Texas sellers generally must complete a Seller's Disclosure Notice describing known conditions. When in doubt, disclose, and ask a real estate attorney about specific situations.
