Usually worth it
- Anything that looks like deferred maintenance: leaks, water stains, broken fixtures
- HVAC service with a receipt — North Texas buyers pay close attention to AC
- Fresh neutral paint in main living areas
- Deep cleaning, including carpets and grout
- Basic curb appeal: trimmed beds, mulch, a clean front door
Often not worth it
- Full kitchen or bath remodels right before listing
- Replacing items that work but aren't brand new
- Highly personal upgrades that suit your taste, not the market
Items Denton County inspections often flag
Expansive clay soil is common in North Texas, so buyers and inspectors watch for signs of foundation movement. Roofs are another focus after hail seasons. If you've had foundation or roof work done, gather the paperwork and any transferable warranties before listing.
Get a pre-listing inspection?
For older homes, or if you suspect an issue, a pre-listing inspection lets you fix things on your terms or price them in, instead of negotiating under a deadline. Anything you learn generally needs to be disclosed.
Shaune's Take on This Question
Bathrooms are where sellers most often over-spend or under-prepare. In this video, I walk through master bath updates while getting a home ready to sell, so you can see what level of work is in proportion.
Before paying for any update, compare its cost with your likely net using the Seller Net Estimate.
Talk it through
Before you choose a price, a repair budget, or an offer, let's compare your selling options.
A call with Shaune is a practical conversation about your home:
- Where your price is likely to land, based on recent nearby sales
- Which preparation is worth considering — and what to skip
- How different offers and selling options trade off
- How your sale timing fits your next move
