Spend to remove doubts
The best pre-sale money fixes things that make buyers question how the home was cared for: leaks, stains, broken fixtures, overdue HVAC service. These are often inexpensive and protect you at inspection.
Be careful with big projects
Major remodels rarely return their full cost at sale, and they delay your listing. Before committing, compare recent sales of updated and non-updated homes nearby. If the gap is smaller than the cost, skip it.
A simple test
Ask: will a buyer notice this in photos or at the first showing, or will an inspector write it up? If yes, it's probably worth addressing. If it's a matter of taste, leave it for the next owner.
Shaune Corbett Group's Pre-Listing Repair Checklist helps separate work that may remove buyer doubts from updates you can leave alone; compare the cost with your estimated net before spending.
Hear Shaune Explain It
Getting ready to sell does not mean fixing everything. In this video, I explain how to focus your preparation on the work that helps buyers understand and trust the home.
Talk it through
Before you choose a price, a repair budget, or an offer, let's compare your selling options.
A call with Shaune is a practical conversation about your home:
- Where your price is likely to land, based on recent nearby sales
- Which preparation is worth considering — and what to skip
- How different offers and selling options trade off
- How your sale timing fits your next move
