Do I Need a Real Estate Agent When Buying From a Builder?

You're not required to have one. Here's what to consider.

By Shaune Corbett

Who the on-site rep represents

The friendly sales rep in the model home works for the builder. Their job is to sell the builder's homes on the builder's terms.

What your own agent can help with

Comparing communities and resale alternatives, understanding the builder's contract, negotiating incentives or upgrades, tracking the build and coordinating inspections. In many cases the builder pays the buyer's agent compensation, but confirm this with the builder.

The first-visit rule

Many builders require your agent to accompany or register you on your very first visit. If you've already signed in alone, you may not be able to add representation later. Ask before you walk in.

If you want independent buyer guidance, Shaune Corbett Group can help you compare the builder's contract, incentives and resale alternatives before you commit. Ask about registration and representation before your first visit.
