What happens technically
Your listing agreement has an end date. If the home doesn't sell by then, the listing expires and you're free to relist, change agents, rent it out, or take it off the market. Read your agreement — some include protection periods or cancellation terms.
Figure out why first
Homes almost always fail to sell for a reason you can identify: price relative to competition, condition, marketing, access, or timing. Look at showing activity and feedback. Lots of showings and no offers usually point to price or condition; few showings usually point to price or marketing.
Your options
Reprice and relist with better marketing. Make targeted repairs. Rent the home and sell later. Sell to a cash buyer for speed and certainty at a trade-off in price. Or look at a guaranteed option, if you qualify under the program terms.
If certainty has become more important, use the Listing Health Check to identify what needs attention, then compare relisting with Shaune Corbett Group's Guaranteed Home Sale option before choosing a path. Eligibility requirements, terms, conditions and limitations apply to every guarantee. Full terms are provided in writing before you sign anything.
Common questions
+Can I switch agents if my house didn't sell?
Yes, once your listing expires or is released. Check your agreement for any protection period that could still apply to buyers who saw the home.
